In-law suites can be ideal for relatives who want to keep their privacy and maintain some independence while also feeling included in the rest of the household. When creating an in-law suite, there are certain things to keep in mind.

Think about location

There are often many options for where to build your in-law suite depending on your home and lot. You can transform your garage or porch area into an enclosed space. You can design an addition onto your home.  You can combine existing rooms in your home such as a living room and dining room.

Think about functionality

Keep in mind who will be using your new space and anticipate the needs they will have now and in the future.  Will they need wider doors and hallways? Could you use more space in your home? You may not need to look any further than your lower level. This Gaithersburg, MD home is a perfect example of how to dramatically increase a home’s living space without touching the existing footprint.

The homeowners, empty nesters with children and grandchildren that visit often, wanted to obtain more usable living space and did just that by creating an elegant yet relaxing basement that boasts an expansive living area with comfortable and beautiful furniture that is great for everyday living as well as for entertaining guests. The gorgeous vinyl plank flooring complements the overall feel of the room while providing warmth. Columns and beams were strategically integrated into the design to provide both function and visual interest. A calming Benjamin Moore Tundra paint was selected for the walls. Recessed lighting was meticulously placed throughout the space. A gorgeous and intricate wine rack finishes the look and serves as the perfect focal point for the room.

One possibility is transforming a garage or a porch area into living space. A basement can be another great option as long as it has adequate outside egress. Combining two bedrooms to create a suite could be another opportunity. A third garage bay can be converted into a separate apartment-type living space with its own access. You can also consider replacing or eliminating an underused first-floor living space, such as a formal living room or dining room. Passive solar design captures the sun’s energy to keep interiors toasty and save you energy costs. Concrete floors and thick interior walls made of concrete, brick, or plaster soak up heat during the day and release it at night when sunlight goes away or your cozy fire goes out. That helps stabilize temperature fluctuations and makes a room — or house — more comfortable. If your remodel plans don’t include passive solar design, you can always beefing up your insulation is a good alternative.

Chips of recycled glass cast into a concrete slab make up terrazzo, a green countertop choice known for its durability and nearly limitless color options. Recycled components make up the bulk of the material — the glass chips usually come from post-consumer sources, such as bottles and windshields, which make terrazzo a greener choice than granite, however not a less expensive option. On the upside, it’s easy to clean, and so tough that you can put a hot pot directly on it.

Burning Clean
Wood-burning fireplaces are romantic, but they’re messy, inefficient, and produce pollutants that irritate lungs. A more eco-friendly choice: a direct-vent gas fireplace. Direct-vent fireplaces use outside air for combustion and convert up to 80% of the fuel they burn into usable heat (wood-burners convert only about 10% of their fuel). Direct-vent fireplaces don’t require a chimney, either — they can be vented horizontally or vertically.
