Dream Deck Part 5- Taking Shape Fri, 02 Apr 2021 13:50:56 +0000 https://www.glickmandesignbuild.com/?p=15527 We pick up on building the SVA Construction Corp “Dream Deck” with the installation of the deck material, the Gazebo, and support beams or metal ‘flitch plates” which will support the master bedroom walk-out balcony. To install the balcony support beams, Russ brought in a 75 ton crane to lower the beams over the top of the house and into position.

With the assistance of SVA Construction Corp designers and a lot of input on his own, Russ designed the intricate hand laid patterns for the decking and other accents that truly makes this a work of art.

We invite you to email us with questions about the process of building a deck. And we would be thrilled to meet with you to discuss how our design and building expertise can help you build your own “Dream Deck”. Spring is here. Start now and you could be enjoying your very own outdoor masterpiece by this summer.

They’re Back! Spring/Summer Interior Trends for 2021 Fri, 26 Mar 2021 17:11:32 +0000 https://www.glickmandesignbuild.com/?p=15517 We can’t ignore how lockdown has changed the way we see our homes and how they have become a place of refuge and sanctuary. Home is our safe place, so comfort and coziness are paramount. Colors are natural and earthy, drawn from nature, and shapes are rounded and cocooning. We all feel we deserve a bit of luxury too, so you can finally light that expensive scented candle you have been saving.

As our homes are still doubling up as offices, zoning and being organized are high on the list of design considerations – and don’t forget that all-important video call wall. We are also more aware of our fragile planet, so we want natural materials and fibers.
And let’s not forget our plant babies! Houseplants have become essential in home interiors and have become something we can nurture indoors, bringing the outside in.

Now that you’ve decided on pursuing your own addition or remodel, or maybe SVA Construction Corp is finishing up on your dream remodel, it’s time to start the fun part. Designing the look, colors, and atmosphere that will make your home a work of art. We invite you to contact SVA Construction Corp|Design Remodel Build and speak with our experienced and certified interior designers for more tips and ideas. For now, here’s a start with some hot trends for home interiors- 2021.

Cottagecore
This is an extension of Granny Chic and has been all over instagram for a while. It’s all about a romantic interpretation of rural life and simpler times, using colors, patterns and details your Granny might have had.

A traditional-shape jade velvet sofa, timeless armchair and full-length curtains hung from wooden poles (something we haven’t see for a while) all add to the overall style, with modern pieces such as the side tables, large footstool, round mirror and statement lighting bringing it up to date. It’s a nostalgic and comforting look.

Japandi
Just as it sounds, it’s a blend of Japanese and Scandi styles and couldn’t be more different to Cottagecore. It’s a pared-back aesthetic focusing on simple shapes, rattan and natural wood. Stoneware and ceramics are particularly important for this look, in organic shapes, mainly plain in color and with a homemade feel. Boucle is back with a vengeance on upholstery and adds texture and softness. Colors are muted – grey and white, with plain walls, and instead of flowers, place tall, elegant grasses in vases or in baskets.

Earth Tones
Dulux Color Of The Year 2021 is ‘Brave Ground’ and works perfectly for how we feel right now. Calming colors in earthy shades that take us back to nature. This warm, natural tone is the perfect base to add sage green (which we are seeing a lot of this year too, especially in kitchens), palest pink and inky blues. Earth colors are empowering, and are said to give us the courage to embrace change. It’s the perfect shade for any room in the house and makes this bedroom feel like the perfect sanctuary from the world.

Pantone Color of The Year 2021
Pantone colors are industry standard color codes that stand for a specific shade, and this year the colors are ‘Illuminating’ yellow and ‘Ultimate Grey’. It’s a great combination of a soft grey neutral with a punchy bright yellow. Pantone says: “Practical and rock solid but at the same time warming and optimistic, the two shades together create a strong and positive vibe.” Yellow is also the color of happiness and we could all do with a bit of that right now. This stand-out sofa is in velvet which has become our favorite fabric for upholstery and it makes a fabulous statement against the soft grey wall, guaranteed to lift your spirits.

All The Curves
There is a significant move towards rounded shapes in interiors, particularly furniture like this cocooning corner sofa from DFS. There are no hard edges and the round shapes are kinder and more welcoming, perfect for now. This sofa is in boucle, popular in the 50’s now re-invented for a modern audience, and plays on tactility and texture for softness and depth. Complete the look with a round rug, footstool, screen – even cushions.

On Display
Being at home so much makes us look around at what we have and see it in a different light, creating displays and moving things around for a better look. There is something soothing about choosing favorite pieces and arranging them, then re-arranging them, or adding new pieces. Floating shelves are the perfect way to achieve this and of course it makes the perfect Zoom background.

A Touch of Luxe
Amongst all the doom and gloom, we need to cheer ourselves up and sometimes a bit of luxury is the perfect solution. Luxe is a trend for this season for that very reason, something that makes you smile and makes you feel special. Changing your cushions or small accessories is an inexpensive way to give your home a lift – after all who doesn’t like a bit of shimmer and shine? The retro look of these pleated cushions is fabulous and taps into Cottagecore too.

What Is a Mother-in-Law Suite? Sat, 20 Mar 2021 16:46:04 +0000 https://www.glickmandesignbuild.com/?p=15514 Many households are cohabiting across several generations by choice or by necessity, and that’s generated significant interest in the home additions or renovations known as mother-in-law suites.

In fact, as of 2019, 20% of Americans lived with two or more adult generations in a single household, compared to just 12% in 1980.

What exactly is a mother-in-law suite?
All jokes aside, a mother-in-law-suite is a private living area within a home designed as a separate living space to provide comfort and privacy for the occupant. These dwellings vary widely depending on the needs of the resident, but they typically include at least one bedroom and bathroom. They can also include a few creature comforts of home, such as a separate entrance, kitchen, and living room. These conveniences are a big bonus, especially if the living situation is going to be long-term. Many of the suites are configured in lower levels of homes that have walk-out basements with an exterior door.

ADU’s & More!
SVA Construction Corp|Design Remodel Build is one of the first Design/Build contractors in our region to design an ADU or accessory dwelling unit. Often called “granny flats”, an ADU is an adjacent structure with electricity and plumbing that’s located on your property. These ADU’s are becoming so popular that they are acquiring nick names of their own like: “she-sheds” and “rustic man caves”.

Another common way to add a mother-in-law suite is to renovate an underutilized space in the home. A very popular option has been utilizing the garage space. This can be an ideal scenario because a garage is typically either off to one side of the existing home or detached completely. “We often hear from our clients that comfort and privacy are what they are looking for in mother-in-law suites,” says Russ SVA Construction Corp, “and reconfiguring the garage meets both of those needs.”

What is the appeal of a mother-in-law suite?
One of the biggest reasons to build a mother- in -law addition is to save money, but there are plenty of other added benefits, like spending more time together. Grandparents may even enjoy the role of “on-call babysitter” to spend more time with their grandchildren.

Multigenerational Floorplans & Flex Space
At SVA Construction Corp|Design Remodel Build we will work with you to design specific floor plans to accommodate multiple generations under one roof. But these “Multi-Gen” designs can be so much more! If you work from home, and so many of us are now doing that, and you’re in dire need of some separation between home life and work life, a mother-in-law suite may be perfect for you. A mother-in-law suite can give you a separate workspace and needed amenities without actually leaving your house.

Mother-In-Law suite = ROI
If you decide to add a mother-in-law suite for an elderly parent or as a sleek home office, when you go to sell your home, current trends are showing that you’ll find families looking for homes like these, and you may be pleasantly surprised by the return on investment.

If you are considering adding a mother-in-law addition, “She-Shed”, “Rustic Man Cave” or ADU, some or all of the above 😉 , then call or contact the experts at SVA Construction Corp|Design Remodel Build. We have over 40 year experience in the DMV designing and building additions that truly will make the house you live in, Yours.

The Kitchen Is The New Living Room Thu, 04 Mar 2021 16:39:49 +0000 https://www.glickmandesignbuild.com/?p=15509 Kitchens are not sedate and quiet rooms. They are rooms filled with energy, aroma and texture.

Newer kitchens, while called kitchens, are so much more. Today’s kitchen is today’s family living space. These large rooms house several areas within. There is the kitchen area – the designated cooking space – thoughtfully, carefully planned and laid out. Then there’s the dining area within the kitchen, usually large enough to hold a table that comfortably seats 6 or more, and finally, in many of these larger kitchens, is the sitting area, so that in effect, the whole family can hang out together while cooking, working or relaxing. Many new homes embracing the more casual lifestyle are being built without a dining room or formal living area. For those who enjoy entertaining and do so often, even the homes with formal dining and living areas find that the crowd usually gathers in the kitchen.

When we asked our clients, those with larger kitchens, absolutely believed them to be the most important space in their home.  Lifestyle was a large influence as well. Those who enjoy cooking and entertaining view the kitchen as an important and integral space – contributing greatly to family life.

An evolving space
The evolution of the kitchen began two decades ago when the kitchen started to become living spaces with more time spent in these spaces and where more was done than just cooking.  Newer homes were designed with kitchens as living spaces in mind and so these rooms became larger to better accommodate family and friends as an additional space for entertaining.  Many kitchens began to open to other rooms. These newer, larger, more accommodating kitchens now had space for large tables and islands and were planned to create a natural flow for those coming and going. Much more thought was being given to kitchen design and functionality. As a result, homeowners started to alter and enlarge their own kitchen spaces to follow the “trend,” both for lifestyle and resale purposes.

Kitchens designed and built by SVA Construction Corp|Design Remodel Build

The importance of kitchen size today
Today the importance of a good sized, productive kitchen is vastly important. In the eyes of realtors, it certainly is. A house’s resale depends greatly on its kitchen. Its location and functionality are also important keys. Older kitchens must be made to look newer, more streamlined, and more modern.

If you are considering expanding the kitchen in the home you recently purchased, the home you’re about to sell, or if you’ve decided to age-in-place and want the long term benefits of a larger, more modern kitchen-living space, then call or contact the experts at SVA Construction Corp|Design Remodel Build. We have over 40 year experience in the DMV in designing and building kitchens that truly will make the house you live in, Yours.

Dream Deck Part 4- The Foundation Sat, 20 Feb 2021 18:50:19 +0000 https://www.glickmandesignbuild.com/?p=15499 It doesn’t take an expert contractor to know that the strength, integrity and lifespan of any structure is based on the quality of its foundation. For the SVA Construction Corp deck this was especially true because of the extreme weight of the massive main level and the 2nd floor balcony. Also, the cinder block construction of the decks foundation served as the homes lower level expansion which included a new utility room and entrance to the back yard from the basement level.

Russ SVA Construction Corp bought in several of his masons to construct the foundation and then the carpenters got to work building out the framing for the main deck. If you look closely, a “4 legged” building inspector showed up to survey the project when no one was watching.

As you follow along with the SVA Construction Corp deck construction, we invite you to imagine how a new deck on the back of your home would enhance your quality of life and make your home Yours. Residential Remodeling To Increase Through 2021 Sat, 13 Feb 2021 16:40:54 +0000 https://www.glickmandesignbuild.com/?p=15496 “The remodeling business has strengthened as homeowners focus on the importance of home for work and life amidst the pandemic and its consequences,” said NAHB  (National Association of Home Builders) Chief Economist Robert Dietz.

In this blog we wanted to pay attention to a topic that we seldomly discuss and that’s national trends in remodeling. We’re focusing on homeowners nationally because 2020 changed our financial circumstances, how will be managing our careers and how we will be managing our families and homelife.

Move or Improve?
What the pandemic effectively did for tens of thousands of homeowners across the US was to make them take a long, careful, examination of their homes. And when they did, ask themselves this question: “Do I move or do I improve?” For a considerable amount of those homeowners the answer was “improve”.

As 2020 progressed and homeowners realized that improving their homes would be the smartest financial move and the one that would offer them the best piece of mind in terms of safety and security, the expansion of home remodeling projects became considerable. By the end of the 4th qtr in 2020, residential remodeling had increased nationally by 3.4% and in the DMV by over 5%- a huge increase in remodeling starts.

“In September (2020) we experienced our biggest increase in inquires and project proposals ever”, said Tim Birsin, COO of SVA Construction Corp|Design Remodel Build.”

It is predicted that the remodeling expansion of the fourth quarter of 2020 will increase into 2021 with a national increase expected to be 4.1% and well above 5% in the DMV.

“Annual expenditures for renovation and repair of the owner-occupied housing stock are expected to rise from about $332 billion today to $337 billion by the latter half of 2021,” Abbe Will, associate project director in the Remodeling Futures Program at the center, told JCHS. “While a softening of growth is projected in 2021, recent strengthening of home prices and sales activity—including second home purchases—could provide further boosts to remodeling and repair next year.”

Making It Yours

Homeowners looking inward to enhance their lives has been at the heart of this residential remodeling boom. Here’s a list of the most common requests SVA Construction Corp| Design Remodel Build has received for remodeling projects:

Home Office:
Many have come to the realization that their employment, for the foreseeable future, would originate from home. Therefore the home office addition that is private,  separated, and quiet has been at the top of our list for home remodels.

Kitchen Expansion
The kitchen has always been the center for activity in the home. Now that families are entertaining a few select friends, those that are in the “bubble”, and additional space for separation is considered “safer”, expanding the kitchen area by enlarging its footprint is highly sought after.

Flex Space
Flex Space is one of the most creative ways to remodel your home. Work with one of our certified SVA Construction Corp designers to explore how a new home office addition can change into a Great Room or explore any number of combinations that a new addition can offer.

In-Law Suites
We are now in an era where nursing homes are out, and in-law suites are in. Families are realizing that the safest option and perhaps the best way for the entire family to grow together is to have the grandparents living at the home in a separate, beautifully appointed living area; easy for the children to access and assist their parents, but also offering individual freedom.

Master Bedroom Suite and Bath
The master bedroom/bath addition is the luxurious addition for the homeowner. This is their chance to create their “dream” bathroom, closets, changing area and resting space. It is private, personal and pampering.

Start your remodeling now.
Because of the increase in home remodeling, materials are in shorter supply and prices are increasing. This trend will continue through out 2021. If you’re considering a remodeling project we encourage you to reach out soon to SVA Construction Corp|Design Remodel Build for the best pricing possible.

Dream Deck Part 3- The Plans Sun, 07 Feb 2021 14:24:59 +0000 https://www.glickmandesignbuild.com/?p=15488 Russ and his wife Anne had spent months planning their new “Dream Deck”. Some of the features that they had always wanted to have on a new deck included:
-A walk out storage area under the deck that could be accessed from the lower level of their home.
-A second level that would serve as a walkout balcony from their master bed room
-A built in fire pit and outdoor kitchen on the main level of the deck.

Together, they used Real Time Collaborative Design a feature offered to all of SVA Construction Corp| Design Remodel Build clients on their own project. Using this fantastic computer aided design program, Russ and Anne worked with one of SVA Construction Corp’s lead designers to create computer renderings that would detail all of the new elements of the deck in exact scale. From these designs, blueprints were drafted and plans were submitted to Montgomery Cty. for approval.

Here are a few of the actual designs and permits that Russ created and used to launch this amazing project.

Owning A Home Is A Great Idea! Sat, 30 Jan 2021 18:10:13 +0000 https://www.glickmandesignbuild.com/?p=15486 When it comes to buying a house, or remodeling the one you have, many people experience a mixed bag of emotions regarding whether or not to take the plunge. And rightfully so. Investing in a home—especially a first home—is a big decision, not to mention a major step into what has commonly been perceived as the “grownup world.”

Regardless of your age, your career plans, your life goals or even your financial wherewithal, however, it’s important to have a basic understanding of the many benefits that come with home ownership. After all, knowing a thing or two about how buying a home can serve you financially and emotionally couldn’t hurt when you decide you’re ready.

Here are just a few of the financial and emotional benefits to consider when buying a home:

Home ownership builds equity. (37% Rise in the DMV)
Buying a house and or improving it through adding additions or remodeling has traditionally been one of the better investments you can make. And statistics show that in the DMV over the past 10 years, home prices have increase and average of 37%! That’s over 4 times greater than the national average. That means, when you decide to buy a home, you have the benefit of knowing you’ve put your capital in an investment that has traditionally proven to grow.

You can cash-in on appreciation
As you pay down the principle on your mortgage, or as your home value increases over time, you’ll find the equity to be a nice chunk of change if and when you decide to sell. However, selling your home isn’t the only way to leverage that built-up equity. Many homeowners who choose to stay in their homes long term choose to cash-in on their home’s value by utilizing home equity loans or lines of credit to pay for that dream addition or remodel you been wanting for years to meet the needs of our changing life styles.

Your own home means your own style. ‘Make It Yours!”
Home ownership means the power to change is yours. Create your unique environment by expanding your kitchen, creating a master bed/bath suite, building a home office, adding an in-law suite or refinishing your basement.

Here are a few of the hundreds of designs and builds that SVA Construction Corp has created for homeowners in our area.

Putting down roots in your community
As a homeowner, you’ll have the ability to get to know your neighbors, participate in various street or backyard socials or join different activity groups. Additionally, local homeowners generally have a greater voice and influence in community affairs. This can be a big deal when it comes to development proposals, school issues or changes to traffic control. And, of course, there’s the peace of mind that comes from the stability of consistent local schools and friend groups.

SVA Construction Corp is here for you
When it comes down to it, buying a home is a big step. However, if you’re financially and emotionally ready, it’s a good step to take. When you’re ready, reach out to SVA Construction Corp|Design Remodel Build. Our designers are eager to assist you in designing that spectacular new addition or a remodel to your exact specifications BEFORE you move in.

Dream Deck Part 2- Tear Out Sat, 23 Jan 2021 17:05:51 +0000 https://www.glickmandesignbuild.com/?p=15471 It may not seem important, but the tear out at the beginning of any remodeling projects is one of the most important phases, especially when adding an addition. In this case, adding a massive deck to the existing finish of a home. Extra care needs to be used to make sure that the siding, windows, trim and foundation of the home are protected. A careless tear out can lead to unwanted costs in replacing major support structures in the home, or the replacement of existing finishes which can be saved. For the SVA Construction Corp “Dream” deck, all of the first floor exterior trim and siding around the bay windows and deck entry doors were to be saved, the exterior siding that stretched all the way to ground level would be kept, and one of the massive turret like gazebos on the right edge of the former deck was to be saved and rebuilt.

In addition, extreme care was needed to remove the amazing Wisteria plants that had infused themselves into the deck over the previous 25 years. These massive, beautiful vines had grown upwards of 60 feet in length and the vine diameter had reached, in some cases, up to 10 inches!

Here are a few photos of this massive tear out and the preparation of the ground for this new, elaborate deck. Stay tuned to upcoming posts as we go over the plans, some thoughts that Russ and his wife Anne had as they approached the lay out of this project, interesting build photos, and drone videos of the project.
