Thu, 26 Sep 2019 16:47:49 +0000 Happiness is a small house, with a big kitchen.”
Alfred Hitchcock

No room in a home is as versatile as the kitchen. Here you engage all five senses:
Sight, hearing, smell, touch and of course taste. The hub of every home, the kitchen space has evolved from the merely functional into a multi-functional room to prepare food, entertain guests and share meals. Today, a kitchen that’s more than 20 years old probably needs a facelift to take advantage of the wonderful new appliances, smart safety features and the accessibility of universal design. Whether you dream of creating a spot for nightly homework, gourmet meals, or just morning coffee, a practical and beautiful kitchen will be the most used area in the house. If you’re considering a remodel or just want to talk, call SVA Construction Corp|Design Remodel Build, the experts with over 40 years of kitchen remodeling experience.

Kitchens: A Smart Investment

A kitchen remodel is one of the biggest investments a homeowner can make,
because they are not only material-intensive full of countertops, tile, and cabinets but also carry additional budgetary demands due to plumbing, electric, and mechanical requirements. But a successful transformation can do wonders for a home—and it’s value. For example, a kitchen generally accounts for as much as 10 to 15 percent of the property value. That’s why a beautiful new kitchen stands out and usually gives the highest returns on investment. Whether your kitchen just needs a light refresh or a full gut renovation, the best place to start is with some inspiration. The designers at SVA Construction Corp will show you their many successful kitchen transformations and work with you to create one that fits your needs and budget.

4 Ways to Remodel

Here are four things to consider for your next kitchen remodel so that it works for you now and for years to come:

1. Stay within the existing footprint:

As the most economical option, your design/build team will redesign your kitchen’s existing space to improve functionality and make it beautiful.

2. Expand into an adjoining room:

Attain a more spacious, open-floor concept by flowing your existing kitchen into the space of an adjacent room. This offers many more design possibilities.

3. Relocate within your home:

Sometimes your current kitchen is not in an ideal location within your home. Relocating your kitchen offers more opportunities to use your home’s space exactly how you envision it.

4. Bump-out addition:

When property lines allow, a “bump-out” is often the perfect design/build solution to the kitchen you’ve always dreamed of. A bump-out increases your overall square footage without removing space from another room.

The SVA Construction Corp Guide to Easy Outdoors Living Fri, 24 May 2019 15:19:22 +0000 Summer is coming.

Many of us will spend more time on the porch than we do in the house. Today, with the high cost of travel and expensive restaurants, there’s no reason to leave home when you can have the perfect outdoor living place in your own backyard. And one of the joys of summer is having meals in the great outdoors, whether it’s a cup of coffee in the morning sun or an elaborate dinner under the stars.

A New Perspective on Your Backyard

Patio Ideas

Here are some options to consider when thinking about your patio.

* Make it Soothing with Water. There’s something special about water that’s serene and peaceful. Enhance those relaxing moments with a patio-size water garden.

* Leverage Shade. Have a large shade tree? Why not consider building your patio under its canopy? You’ll enjoy the cool, shady retreat in the heat of summer. Add Cover with a Pergola. More substantial than an arbor but less confining than a gazebo, a pergola may be as simple as an overhead structure attached to the back of your house to cover a deck. Pergolas are especially effective over paved areas, such as paths, courtyards, and patios.

* Throw down a Rug. There are numerous high-quality, weather-resistant rugs for use outdoors. They come in a variety of colors and styles.

* Using illumination. Give your patio personality at night. Whether to illuminate a dark space or add ambiance to your favorite seating area, outdoor lighting can be just the touch of nighttime pizzazz your patio needs.

* Build a Fire Pit. Gather around the fire with the kids late at night. Fire pits can be made from anything from flagstone slabs to small boulders. Fire pits allow for friends and family to gather around the feature, creating an environment that is warm and allows for conversation to flow all directions.

* Create a patio with curving edges to add character and a sense of informality to an outdoor living area. Curves can be more relaxing and visually appealing than straight lines.

* Outdoor Kitchens. Cook full meals under the moonlight. We’ll help you with the right outdoor kitchen appliances, weather-resistant countertop materials, and built-in grills.

The Ultimate Guide to Aging in Place Thu, 16 May 2019 20:06:29 +0000 Wow, who would have thought the Woodstock generation would actually get old. Life happens. Unfortunately, our homes are actually aging faster than we are. When you bought your home those high ceilings, circular stairways step and-up entrance was inviting. But now, the home’s steep steps and narrow doorways are becoming problems. Suddenly things that you once took for granted, like turning on the lights, unlocking your door, or turning on the water in your shower are difficult.

Stay in your Home and Live Well

You can do more than just hope to remain in your home and community as you age— you can stay in your home and live well. But you need to call SVA Construction Corp Design Remodel Build, the ideal resource in the Washington, DC Metro area for custom solutions to aging in place. And we realize that planning ahead may be difficult because you never know how your needs might change. That’s why the first step is to come and see SVA Construction Corp designers. They are the experts.

SVA Construction Corp will help you think about what you might want in the near future. Maybe you live alone, so there is no one living in your home that is available to help you. Maybe you don’t need help right now, but you live with a spouse or family member who does. Everyone has a different situation.

SVA Construction Corp has designed and created numerous remodeling projects for aging in place. There are many possibilities from a design perspective and our clients are sometimes surprised when they learn there is a functional and beautiful solution to every remodeling challenge.

SVA Construction Corp/Design Remodel Build Project Examples:

Upgrading the bathrooms

SVA Construction Corp designers will conduct a full assessment of your bathroom. During the planning process, our designers keep your concerns and desires in mind as they guide you through the many options available. Your needs drive design – what do you envision in your new bathroom? We will take a look at all the access points to the bathroom with safety being our first concern. If your house was built years ago there will be turn handle faucets, a deep bathtub, a narrow door and a step-up shower with sliding glass doors. We have seen these before and we have ideas for the changes you will need. For example, there are several universal design considerations to make for someone with limited mobility, including safety bars, walk-in showers, wall-mounted sinks, wider doorways with paddle handles, and open floor space.

More than 2/3 of emergency room visits (of baby boomers/elderly) are due to bathroom falls. And the tub and shower are the most hazardous for children and grandchildren. Remodeling, your bathroom can go a long way to preventing accidents.

The Perfect Plan for Mother In-Law Suites Thu, 09 May 2019 22:00:35 +0000 Remember the Waltons? A popular TV show in the 70’s, the Walton’s showed us how wonderful multi-generational living could be. Well that was TV and fantasy. At that time families largely were two-generational, with parents and minor-age children under one roof. But now times have changed. People are living longer. But for older people getting around in their homes becomes harder. There’s a solution to keep the joy and security for seniors living at home. It’s called Mother-In-Law Suites. And the ideal resource in the Washington, DC Metro, Northern Virginia, Bethesda, Chevy Chase and Potomac areas for in-law additions and mother-in-law suite additions is SVA Construction Corp/Design Remodel Build.

Creating a  Home Within A Home

All generations are enriched through Mother-In-Law Suites. For aging parents, they can stay close with their children and enjoy the love and satisfaction of grandchildren. For new parents, an In-Law Suite can be real economic help. Sharing a home within a home means the togetherness of more family meals together and fewer expenses for things like nursing home or assisted living. Also, there is an emotional benefit of privacy and togetherness under one roof.

Creating the Living Space Your Family Needs

The first step is to come and see SVA Construction Corp designers. They are the experts. For over 40 years SVA Construction Corp has created all kinds of suite additions. There are many possibilities from a design perspective, and clients are sometimes surprised when they learn about them. Of course, there will be a private bathroom, and the exact details can be customized to suit your needs and your stylistic tastes. You’ll want to assess your home to determine the best possible location. Do you have a garage or enclosed porch that can be converted into a living space? Do you have two bedrooms that can be combined into one, or a basement that can be converted into a separate living area? Or, perhaps you have adequate space to build a room addition?

Private Bathrooms are a Must for In Law Suites

A private bathroom is a staple of any in-law suite. The room should have the necessary supports in the walls for easy installation of handles; grab bars or safety bars at a later time. Pedestal sinks are attractive and easy to use for people with wheelchairs. Another option is adjustable height vanities that can be raised or lowered according to your needs. Choose tubs that are wide enough to handle special lift seats in the future and dedicated outlets that can power a lift chair or other safety equipment when the time comes. You can eliminate the tub and choose curb-less showers that are easy to use for people with limited mobility.

A SVA Construction Corp “In-Law” bath featuring curb-less shower, shower bench seat.

Kitchen Updates for in law suites

A kitchenette or kitchen area is a key component of an in-law suite. Choose raised cabinets with additional kick space underneath. Look for multi-level, pullout counters that can be used by people in walkers or wheelchairs. Faucets with motion sensors are also a smart investment. Induction cooktops are easy to use and safer. Look for wall ovens that can be mounted at a height that’s comfortable for people in wheelchairs. Choose base cabinets featuring drawers that pull out rather than cavernous cabinet spaces. All of these additions make the kitchen more functional for the aging family.

Some other considerations:
* Wider doorways to accommodate wheelchairs and walkers
* Wider hallways (36-42 inches wide)
* Extra floor space
* Easy open, lever door and drawer hardware
* Larger bathrooms with hand-held showerheads and level- entry, curbless showers
* Good lighting to include well-lit outdoor walkways and entrances
* Lower light switches and thermostat controls within easy reach of the bed.
* Easy access to separate heat and air conditioning controls as well as smoke, fire and carbon monoxide

A Kitchen Remodel with Function, Flow and Fashion, All in One Mon, 19 Mar 2018 19:40:09 +0000 Homeowner Goals
While the client’s loved their neighborhood, their home lacked the functionality, modern amenities, and design touches that they desired. The garage was located on the lowest level of the home and led to a stairwell that opened into the middle of the home. Because there wasn’t a transition area before the kitchen, it became the place where everyone left personal belongings.

On top of this, the kitchen itself wasn’t very functional. It lacked natural light and task lighting and the narrow galley walkway created by the island caused issues when anyone wanted to get to the backyard. The oak cabinetry was dated and didn’t appeal to the homeowner’s tastes. And the location of cabinetry around the corner was inconvenient to get to and use.

The kitchen area opened into a long rectangular space off the main living area that was being used as a kid’s playroom. The rooms didn’t flow well and made entertaining difficult. The client’s also needed a wider space to accommodate for the commercial grade appliances they wanted for cooking and entertaining.

Over time, the kids had taken over almost every living space in the home. Because of lack of storage for their things, they even encroached into the kitchen area taking over the island.

Kitchen before: The original kitchen lacked natural light and room for cooking and entertaining.

Kitchen after: Plenty of storage incorporated into the design not only provides the function the family was looking for but serves as a beautiful focal point for the room as well.

Design Priorities
For this family, the kitchen wasn’t just about meal preparation. It was the central hub for family interaction. The new space needed to solve their problems and at the same time allow the family members to use the space in their own way. Whether this be enjoying a casual refreshment while watching television, a place to do homework for the kids, or using the space for traditional meal preparation. And the design needed to be done in a way where it no longer felt disjointed or cluttered. The modern kitchen has evolved and serves many purposes.

Kitchen before: The original kitchen was small, cramped and outdated and had been overtaken with the kids toys, crafts and games due to the lack of storage space.

Kitchen after: The new kitchen is modern, sleek and elegant, and with ample storage incorporated into the design is now clutter-free.

Mission Accomplished
The final kitchen design exceeded the homeowner’s wishes. The kitchen area now boasts additional seating for entertaining or relaxing, a children’s study area, a new pantry for storage as well as an additional storage unit in the old kitchen space. The den area was also widened allowing for lots of natural light to flow into the new kitchen along with access to great views of the backyard. The photos of this gorgeous kitchen remodel truly speak for themselves!

Design with the Future in Mind Wed, 24 Jan 2018 17:08:09 +0000

Home exterior before picture
Exterior Before: The original home’s exterior lacked the curb appeal the homeowners desired.

Home exterior after picture
Exterior After: The new dormers give a completely fresh and updated look to this home’s exterior.

Exterior Before: The backyard contained ample room to expand the footprint of the home.

Exterior After: The new addition allows for more living space in the home as well as easy access from the driveway for wheelchair users.

While these homeowners loved their neighborhood, their home lacked the functionality, modern amenities and design touches that they desired. And thinking toward the future, incorporating accessible amenities with a modern and beautiful look was also very important to them. A 1940’s Cape Cod, the house was cramped and tight with narrow doorways and tight hallways. The décor was dated and lacked modern flare.

Based on the homeowners needs and desires the goals for this CotY (Contractor of the Year) award-winning project were to add an overall modern and updated feel to the home both inside and out, add space, increase the flow and functionality of the existing space, create a first floor bedroom for single-level living, and create an accessible entry from the driveway to accommodate potential future needs.

On the exterior, curved dormers and a front portico add a modern flare. Because the front yard has a steep drop off to the street, an accessible entry in the front didn’t make sense. Instead, a new rear ramp was created connecting the driveway to an accessible no-step entry. An addition off the back of the home with a clean, modern design provided ample room to navigate a wheelchair should the need arise.

A new, open concept kitchen features open shelving for easy access and visibility, pull out drawers, ample workspace, and a raised oven. A Thermador induction cooktop was selected to avoid accidental burning of arms when reaching over the cooktop from a seated position. Front controls for a motorized vent allow for use from a seated position.

Kitchen Before: The original kitchen was dark and cramped making it less than ideal as a gathering place as well as difficult for meal preparation.

Kitchen After 1: The new kitchen boasts a tiered island perfect for quick meals on the go or for having a leisurely conversation.

Kitchen After 2: Exposed shelves add functionality and a visual focal point for the space.

A central vacuum system was installed throughout the home with concealed extractable hosing up to 45ft for ease of keeping up with cleaning and minimal effort in only needing to bring a collapsible attachment to each room.

A redesigned front living room was opened up with the removal of a wall. A television mounted with an adjustable arm allows for various comfortable viewing positions.

In the bathroom the vanity that was selected can be completely removed, leaving the wall mounted sink and countertop to allow full access for a roll under wheelchair in the future. Ample space was provided on both sides of the toilet to allow for after market medical devices and toilet chairs for handicap toilet use as the client did not want grab bars but they can easily be installed later. A wall-mounted toilet was set for the homeowners’ height preference with a full bidet. And finally, an adjustable shower arm makes it easy to reach controls.

Bathroom Before: The original bathroom was small and cramped and lacked storage space.

Bathroom After: The new bathroom offers the functionality and accessibility the homeowner desired along with a fresh, updated look.

With thoughtful design focused on future needs as the homeowners age, this home is now not only beautiful and modern, but is complete with the functionality necessary for this to be the forever home the homeowner’s desired.

Eco-Friendly Home Remodeling…It’s All in the Details Wed, 06 Dec 2017 18:54:25 +0000 It’s not just how a remodel is built that makes it environmentally friendly. It’s the finishing touches that are incorporated that can make all of the difference. Today’s eco-friendly home products are not only good for the environment, but are great to look at and easy to maintain. Here are some of the popular products today’s homeowners are flocking to.

Paper-Based Countertops

Eco-friendly home remodeling

Made of tree pulp taken from strictly managed sustainable forests, paper-based countertops are a great alternative to stone and plastic surfaces. They come in a variety of colors and are mostly stain, scratch and heat resistant.

Bamboo Plywood

Bamboo is a sustainable wood because it grows rapidly and reaches maturity in just four years. The plywood is laminated together using a low-VOC (volatile organic compound) adhesive. Bamboo is great for bathrooms because it stands up well in a moist climate.

Natural Linoleum Flooring

Natural linoleum has been popular for over 100 years. It is made from all raw materials, including linseed oil, resins and wood flour and is easy to clean.

Recycled Glass Countertops

Windshields, stemware and beverage bottles are bound together with concrete and fly ash (a waste by-product of coal-burning power plants) as opposed to a petroleum-based resin binder. The countertops are comparable to granite in terms of strength, scratch resistance, heat resistance and maintenance.

Cork Flooring

To make this flooring, about one third of the cork-oak tree’s trunk is stripped — the tree is left undamaged and quickly regenerates new bark. Cork flooring is durable, yet it is much softer than standard hardwood flooring and it’s easy to install with a tongue-and-grove locking system.

Modern Kitchen and Mudroom Renovation for a Busy Family of Four Thu, 04 May 2017 18:26:02 +0000
before kitchen renovation
Before: A cramped galley-style kitchen lacked space for both cooking and family gatherings.

Functional space and clean contemporary lines were the main goals of this beautiful kitchen and mudroom remodel. This active family of four, living in Great Falls, VA, with their three dogs and two cats, had decided it was time to transform their kitchen and laundry room areas into the functional space they knew they needed if they wanted to stay organized and productive. Adding an updated, modern look was just icing on the cake. The original kitchen layout was small and choppy and didn’t provide the proper working space the homeowners desired. The laundry room was disorganized and small. As these are two of the most regularly used rooms in their home, the homeowners felt remodeling them was a top priority.

remodeled cubbies in kitchen area for storage
After: Generous wardrobes with drawers keep clothes, sports equipment and pet supplies out of sight.

To enlarge the two areas, we removed space from an existing playroom. Since there was another playroom in the home, this space was not missed. With the additional room we were able to create a mudroom in the old laundry room space plus a separate cubby area. The homeowners wanted to divide this into two distinct spaces. The cubby area included cubbies, shelves and hooks, and allows the kids to keep shoes, jackets, backpacks and such neat and organized. The mudroom was designed with access to the backyard for the dogs to come in and out, and included a large sink for cleaning the dogs. A homework/desk area in between the mudroom and kitchen provides the perfect space for the kids to do their homework without being isolated.

laundry area renovation
Bright and Modern: High-efficiency appliances, a generous work surface and natural light make the new laundry area far more welcoming.

The kitchen design combined great organization with nice open space. The white and grey color scheme perfectly complemented the contemporary clean lines. And coffee-colored flooring and island cabinets added a dramatic contrast and a clear designer vibe. A sink was added to the island at the request of the homeowners. Ample drawers and cabinets were incorporated into the design along with four banks of large floor-to-ceiling utility cabinets in a distinguished dark hardwood that more than addressed the organization issues. Lots of drawers, including a microwave drawer, allow for clean, sleek storage to house important appliances.

The homeowners couldn’t be more elated with how well organized everything is now, and how stunning the space turned out. Everything that was previously causing clutter and chaos now has the perfect place. And the clean lines and modern color scheme now elicit the calming, relaxed and organized environment the homeowners couldn’t wait to achieve.

2017 Kitchen Trends – What’s In and Out Thu, 22 Dec 2016 17:33:02 +0000 Open kitchen spaces that blend seamlessly with the rest of the home are still tops on homeowner’s lists as we head into 2017. Stylishly designed for entertaining guests while welcoming and functional for day-to-day use is the combination on most wish lists.

What’s In?

  • Hidden appliances: Stainless steel appliances are moving over in popularity to make way for hidden appliances that easily work into the design scheme.
  • Wood paneling: What goes around comes around. Wood paneling, often in white, gives a clean, modern finish.
  • Mixed hardware finishes is another look making its way onto the scene. Replacing the stainless steel look are accessories with various finishes, such as gold, copper or pewter. This creates a highly designed and creative space.

What’s Out?

  • Granite is no longer the only option when it comes to countertops. Quartz, marble and butcher-block countertops are gaining in popularity. They offer a great look and are easy to maintain.
  • Dark finishes and paint colors are making way for lighter and brighter color options.
