It was important to the homeowners that the remodel fit in with the rest of the neighborhood and be less obvious than many of the other recent nearby remodels. The homeowners were looking for more space and better flow of the home to more efficiently meet their needs.

BEFORE

Extensive renovations including adding new space were made to the home. The scope of work on the first floor included: relocating the kitchen, remodeling the bathroom, adding a laundry room which was previously in the basement, adding a side entry mudroom, building a covered entry, and in the new space adding a living room and screened in porch.

FLOOR and ELEVATION PLANS

Second floor renovations included: a new master suite, converting an existing hall bath into a jack and jill bath for the kids, and adding a new HVAC unit.

AFTER

SVA Construction Corp Remodeled Home

The biggest challenge of the project was figuring out the kitchen space. The homeowners wanted a larger kitchen but doing that in its original space would have created a very narrow room. The idea to move it to the other side of the house allowed for the perfect space for an expanded kitchen with an ideal layout.

The homeowner could not have been more thrilled with the end result. The renovations turned out exactly as they wanted them. They loved working with their designer because he listened to what they wanted, and didn’t just try to pressure them into taking only his ideas. The front cedar porch is warm and inviting and has amazing curb appeal. The family love that they now have seating at the bar in the kitchen for quick meals and couldn’t be happier with all of their new bathrooms. The additional space allowed for all of the changes they wanted to make their home work perfectly for them now and down the road.

A Whole New House for this family in Bethesda, MD Mon, 29 Jun 2015 18:28:49 +0000 http://glickmandesignbuild.americancreative103.com/?p=7063 Whole House Renovation in Bethesda, MDThis one-story brick home was located in a neighborhood in Bethesda, MD where most of the houses were built in the 1940’s and 1950’s. With the neighborhood’s great location and proximity to DC and other areas, high performing schools and beautiful setting, it is seeing a major whole house transformation in that many homeowners are electing to stay in their home and modify them to work for the way their families live today. The owners of this home were no exception.

The scope of work for this whole house renovation was extensive. This was originally a one- story brick home with a partially finished basement. The project involved remodeling the basement, reconfiguring the first floor and putting a second floor addition as well as substantial modifications to the exterior of the home.

This family had simply outgrown their space and wanted to enlarge and update the main living room area to include a kitchen with breakfast area as well as expand upward to move the master suite and kids bedrooms to their own level.

(Above) Left to Right: Front Before and Front After Renovation

The first floor footprint was redesigned and expanded to include a new open living space area complete with the following: a kitchen with walk-in pantry, a breakfast area, a living room, a dining room, a mudroom, a screened-in porch, and a guest bedroom with a full bathroom.

The second floor addition includes: A master suite with bedroom and bathroom, his and her walk-in closets, an office, two additional bedrooms each with walk-in closets, a jack-and-jill bathroom and a laundry room.

The basement work consisted of refinishing the existing space to incorporate a gym, den, game room, bathroom, and utility and storage area.

One of the major requirements for the homeowners was to modify the current entryway from a ground floor entrance to a first floor entrance. The existing garage and driveway were located at the basement level. They wanted to incorporate a new, detached rear garage into the design. Outside, a new ground level rear deck was added along with a new front entry porch, detached garage with a storage shed and a concrete driveway.

This 1940’s home sits on a great lot in a wonderful neighborhood but no longer functioned for this growing family. With a complete exterior redesign, detached garage, deck, renovation of the entire basement and first floor and addition of a second floor, the home is now not only absolutely gorgeous but functions perfectly for this busy family. With over 2000 square feet of additional space, it is truly a brand new home and one this family will enjoy for many years to come.

Luxury and Convenience Were the Goals of this Complex 4-story, 4-stop Elevator Addition in Northern Virginia Fri, 05 Jun 2015 19:23:46 +0000 This complicated elevator addition proved to be too challenging for many contractors, but a perfect fit for the experienced team at SVA Construction Corp Design Build.

The homeowners talked to several contractors about their need for a 4-story and 4-stop elevator addition to their large Northern Virginia home, however either they did not get call backs from most after they saw the project or they received very high estimates.

The elevator was a convenience that was very important to them.

The homeowner who is a top executive with a large defense contracting firm in the area, originally thought that based on the size of the home they may need even two elevators to accomplish their goals. But the SVA Construction Corp Team provided a one-elevator solution.

The project was quite complex and required unique solutions in a variety of ways –

  • A structure had to be designed which would not require cutting into the master bedroom space because it would have been costly to reframe and refinish the existing master bedroom coffered ceiling.
  • The elevator structure had to be freestanding because it was built next to a chimney and could not be attached to the chimney to be used as a support structure. So it needed to be built with steel and wood framing and brick that had to match the existing brick.
  • It required matching the existing slate roof.
  • Major structural work was required to tie the new structure into the roof and create a finished access pathway in the attic from the elevator lobby into the completed area.
  • It required a complex drainage solution because it was resting on an underground spring.

This elevator addition could not have turned out more beautiful and seamless with the existing structure. The homeowner selected a very high-end elevator adorned with mirrors, beveled edges and gorgeous brass. The trims especially the floors with inlays are spectacular. Functionality also wasn’t spared as the elevator featured auto-open doors. The homeowners couldn’t be more thrilled with their elevator addition that truly exceeded all of their expectations.
